			<content:encoded><![CDATA[<p>Here is the back story...We have lived in this house for nearly eight years and with things having normal wear and tear my landlord either takes their time to fix everything or hasn't fixed none of what was promised. I'm not nagging just would like someone else's opinion or experience. First of all, I've been sick which has further lead to me becoming disabled. I liked that the house's bathroom is handicap accessible and was excited when we first moved in. We knew that they had fixed things in order to get a tenant but you never know what your going to get until you move in and live there a while. Long story...They promised to paint the outside &amp; did once but its chipping everywhere because it wasn't done properly. The fencing in one area needed to be fixed but later turned out not to be theirs &amp; the other neighbor REFUSES to fix because she likes getting handouts. The A/C is a window unit that we had to replace &amp; upon installing it found out that it didn't fit the plug. So we needed a new outlet &amp; paid for it but my landlord said that we should have taken it back because it was too big &amp; she wasn't paying for it to be installed. After her husband inspected it to see that it was fine, she was okay (I thought). We asked about having a dog that we would keep outside &amp; built a dog run. Yeah she accused the dog of tearing up the backyard (there was only dirt &amp; weeds when we moved in plus the wind helps the fence finish falling down but according to her it was the dog &amp; the dog is on the other side of the backyard...Wow). Even with all of this we stayed due to my health issues. So last February the house flooded twice due to the weather &amp; she accused us of tampering with stuff to tear up the house. During this time I was back &amp; forth at the hospital w/ my sick daughter but she doesn't care. We moved in temporarily w/ my mother for 6 1/2 weeks &amp; tried to get an apartment close by but it wasn't going to be ready in time so unfortunately we moved back in. (*Note - They told the insurance company that they had a professional come to fix the pipes from freezing again but when I asked for a receipt to get my electric bill adjusted there none so we ended up paying a 0 bill + she charged us rent for the days we were in the house. Feb - Mar = 10 days of rent or move. Unfortunately we had just paid off everything with our tax return by Jan. 31...house flooded Feb. 4, when we moved in w/ my mother &amp; Feb 10, when we were coming in to check on the fans drying out the house.) The stove went out &amp; we offered to buy another one that we would take if we leave but they got us another one. (Now on the old one, from when we moved in, only two burners worked &amp; the same thing happened w/ this one.) They had a handyman that they use come by to try to fix it &amp; he couldn't so he got one of his friends to look that said it needed to be replaced &amp; not to cook w/ it. That was before Thanksgiving &amp; they replaced it right before Christmas. She was mad that she paid more for the USED broken stove than the new one. Also we got charged for him trimming our hedges, edging the yard &amp; trimming our neighbors overgrown tree that had grew into our yard because she didn't like the way the yard looked but we've always done our yard &amp; she never brought this to our attention. Plus nothing was wrong w/ the yard b/c in Texas last summer we had a drought &amp; no one really watered their yards making everyone's yard look the same even theirs but we got charged . The hot water heater also kept going out &amp; they replaced the wiring but we would still have to keep relighting it. Just two weeks ago my husband talked to them about the water heater again &amp; they finally had someone come out last Wednesday but why later that day we were relighting it again &amp; still doing it? So I'm beyond done &amp; found an apartment that should be ready by Feb. 3. When we first moved into the house my husband signed a one year lease. That was nearly 7 1/2 years ago &amp; we have never signed a new one. I look at it as we are month to month but she will look at it as we signed a lease even if it is outdated. So if we move by next week, does she get to keep our deposit? ***Also with the yard charges added to December's rent &amp; dealing with this most recent stuff (cold water from water heater everyday/all day) we haven't paid January's rent. I do intend on letting her keep the deposit &amp; pay the late fees if she lets it count towards January's rent plus pay a prorated amount for these first few days of February for not giving a thirty day notice. I'm NOT paying rent plus late fees plus let her decide how much of my deposit she wants or thinks should be given back to us b/c she will try to keep it ALL. I think that it is reasonable even though others wouldn't do it &amp; tell me that I'm being too nice to people who do not care. What is your response?</p>

			<content:encoded><![CDATA[<p>I am doing a between semester cleaning. The house has been such a disaster!!  We even had an alien house keeper quit! So far it's been the usual well not my mess. However, the other roommate has been gone a month, and I've personally removed more than 3 full trash bins, and been cleaning 2 hours a day. So more than 20 hours so far, and I need atleast 5 more. </p>
<p>Honestly it's small stuff. Tonight he's left some sort of blood spray in the sink. Does not remove his body products from the community sink. I found the remains of cereal in a disposable bowl, empty milk container, and a frozen pizza pan covered in crumbs and grease ( 2 days old). This is less then a yard away from the empty trash can. Not to mention he forgot to turn the oven off for 5 hours. I had to catch that. So if he does this every day... then honestly he's responcible for more then my  year old puppy! He does not ever do ANY cleaning. We wont talk about his shavings.</p>
<p>He also has lost his job, so he sits around playing videogames.</p>
<p>This is all that seems important in the contract..</p>
<p>5.4 Tennant is responsible for doing a fair share of work maintaining the house. Consistent refusal to do basic tasks, such as for example vacuuming or mopping once a week. Basic tasks are tasks that should take no more than 30 minutes and no less than 15, though the exact number may fluctuate (10 minutes max). They are to be done weekly with the occasional exception, such as midterms and finals weeks at college. Refusal to do so will result in an increase in rent to the cost of a cleaning service to come up to twice a week. </p>
<p>    7.5    The Tenant undertakes to maintain the Premises and to return same in a clean and neat condition at the expiration of this Property Rental Agreement. The Tenant will be liable to promptly attend to any repair that may be necessary and in general attend to the upkeep and maintenance of the Premises, alternatively to reimburse the Landlord for the cost of replacing or repairing any breakages or defects. The parties also agree that the Landlord or his authorized agent may at anytime with prior arrangement with the Tenant inspect the Premises and point out any aspect that needs attention whereupon the Tenant shall be obliged to attend hereto within 7 (SEVEN) days after given written notice to do so. A failure to comply will constitute a breach of contract in terms of this agreement.</p>
<p>    7.12    The Tenant shall keep the grounds of the Premises in a clean and tidy condition, free from all litter and rubbish, garden refuse and discarded appliances or motor parts and shall keep the hedges trimmed, lawns mowed and flowerbeds neat and tidy.<br />
kick out  is synonymous with evict =) I need help here, not bad word play.</p>

We would like to have it tiered (that is, made into small, flat levels), for most of the plants to be removed, and to make it into a rock garden.  The one plant we will leave is the hedge at the very top, which we would simply like to be trimmed neatly.</p>
<p>I have already called a few landscapers, and I have two coming out (at different times) on Friday, but can you give me any kind of ball park figure as to what to expect?  I don't know if I should be thinking of a number in the hundreds or in the thousands.</p>

It’s hard enough for us all to get out of bed in the morning<br />
Much less take care of this house.</p>
<p>You know, the one we built with our own eight hands.<br />
Designed for ourselves. Tailored to our needs.<br />
The one we sat and watched when it was still a skeleton<br />
Knowing someday it’d be home.</p>
<p>The house we fought in.<br />
The carpet we spilled on.<br />
The hardwood floors we scratched.<br />
The wall I punched through<br />
When I needed just a little more love.</p>
<p>We took pictures here<br />
And watched it grow<br />
Each two-by-four just as alive and breathing<br />
As the four people it enveloped.<br />

			<content:encoded><![CDATA[<p>Main problems is that there is a private alley in between our houses and we share the alley but they have bikes so they use the alley more, they tend to think the alley is theirs for some reason, and the smell in the alley has became so bad we cannot walk through it, it smells like something dead rotting.. it's vile. but the smell has came through to our house!</p>
<p>Their personal hygiene and self appearance is very rough and they appear to look like not only tramps but very weird. They are all older than mid 20's and it's 2 sisters and their brother living there....</p>
<p>in the back garden they've grew a 20ft hedge both sides in their garden so that no one can see in their garden, but the hedge has overgrown into our garden, breaking our fence and causing berries to fall out into our garden causing a mess? The hedge looks horrible.. it's about 20ft but we've mentioned that it needs a trim and they told us we can't touch it because there's birds in it? the hedge is on the right side of our garden.</p>
<p>i've also caught them at night, running around the streets collecting bin bags from other neighbors (and our rubbish) and stealing them. They also go through our rubbish and look for things... they are very weird</p>
<p>i can sometimes hear birds from their house from my bedroom at night, and their very noisy!! i can't sleep <img src='http://www.hedgetrimmerwarehouse.com/wp-includes/images/smilies/icon_sad.gif' alt=':(' class='wp-smiley' /><br />
At the front of their house, they have alot of weird ornaments around their door and stuck to their walls, like giant spider toys, butterfly toys and gnomes.. but it makes our house look silly because we're attached.. our house looks nice and tidy, and their house looks silly...</p>
<p>my older sister had to move out because of them... and now we all are thinking about moving but we don't want to.. it's sad <img src='http://www.hedgetrimmerwarehouse.com/wp-includes/images/smilies/icon_sad.gif' alt=':(' class='wp-smiley' />  but we had the idea of trying to get them out... can we complain to someone? Who's in the right and is this bad?</p>

			<content:encoded><![CDATA[<p>My favorite nursing home patient recently mentioned that she thinks she could quit smoking if she had something else to do. I was so happy that she mentioned it and have been bugging her about it since, but she said to me, &quot;This is the only time I get to come out for fifteen minutes, and it's really one of the only things I enjoy anymore, and I don't know what I would do instead.&quot; My heart breaks for her, she has an electric wheelchair so she can't do things she likes, like planting flowers, etc. She does go around and trim the hedges but she can only do so much.</p>
<p>She has MS and has been there for 12 years, and I feel like such a bad nurse for not being able to come up with something! I know she would be so happy for herself to do this, and I know she could do it easily. She wouldn't like to knit or crochet. I mentioned getting jewerly beads because she loves her jewelry but she didn't seem very enthusiastic about that. She already has tons of books and reads so much. She doesn't want to paint or write or draw. She's kind of a picky lady but I'm sure there has to be something... I wish she could have a computer to correspond with her friends on and everything, but I'm saving that suggestion because she doesn't have much money.</p>
